In a seller’s market, let people know what your goals are upfront so that the offers you receive all come from people who are willing to be flexible with their closing dates.  An example, after you close escrow you hope to stay in the home an additional two weeks so you don’t have a double move to your new home.  Let your potential buyer know that at the beginning of the contract or in the MLS listing so you don’t end up in escrow with someone that absolutely cannot accommodate this key convenience.

It will also relieve you of the responsibility of ensuring that buyers are happy with the quality of the repairs performed.  One note of caution: sometimes needed repairs uncovered during the home inspection are also noted on the appraisal and must be repaired and reinspected before your appraisal is certified and the buyers’ lender can complete their loan underwriting.  These are normally safety-related repairs such as smoke detectors, disconnected dryer vents, installed doggy doors in fire rated garage doors, et cetera.  Cash-in-lieu of repairs will not be an option for these repairs.
